HouseLogic | REALTOR® Content Resource | 7 Tips for a Profitable Home Closing

These are some great tips for sellers. Do you know how to read your HUD statement? Does your agent? Mistakes happen. Be sure all your credits/debits are correct before signing on the line.

Other closing time issues to avoid...utilities. If you don't want to be paying for utilities once the house is officially the buyers, don't forget to transfer or close your services. Have you transferred your mail? Don't depend on buyers to contact you to get you your mail.

Finally, nothing is more stressful then sellers moving out of the house after closing. Buyers want in the moment they fund and expect the keys that minute. Don't be caught moving items out that day.

Where Not to Buy a Foreclosure in 2013

Read the whole story....basic data is correct, but you have to look at the bigger picture if you are looking at investing in real estate. After reviewing the chart and scratching your head about it, read the entire article which explains it best. Some of the hottest rental markets are on this list. Always be weary of information that provides only one side or one specific stat when you are thinking about investing. You could miss out!

3 expenses besides the mortgage that you need to be able to afford

I would also include a monthly maintenance budget as well. Landscape maintenance, light bulbs, batteries for those smoke detectors, air filters....all add up!

Realty Times - Foreclosures Selling Near, At Traditional Listing Prices

Truth. Everyone of my REO properties are listed at fair market value.  Asset managers are willing to wait out the 4-6 month market time in order to find that buyer willing to pay market value and occupy REO homes that are in average marketable condition. Utilities are on, pools are being maintained, and repairs are being made.

Rent Prices Continue to Rise Faster than Asking Prices

For the Dallas and surrounding areas, this is so true. I have seen rental values spike above the market mortgage rates to the point where some landlords are making $500 a month in positive income after paying their PIMI. Great news for landlords. For renters, not as much.

Even if you have had a bankruptcy and/or foreclosure, don't think that you are out of the housing purchase market.  If it has been 3 years and you have been working on improving your credit, you may have a good chance at qualifying for an FHA loan program.

I have a couple of great loan officers that I work with that would be happy to determine if you can qualify.
