 Truth. Everyone of my REO properties are listed at fair market value.  Asset managers are willing to wait out the 4-6 month market time in order to find that buyer willing to pay market value and occupy REO homes that are in average marketable condition. Utilities are on, pools are being maintained, and repairs are being made.

Rent Prices Continue to Rise Faster than Asking Prices

For the Dallas and surrounding areas, this is so true. I have seen rental values spike above the market mortgage rates to the point where some landlords are making $500 a month in positive income after paying their PIMI. Great news for landlords. For renters, not as much.

Even if you have had a bankruptcy and/or foreclosure, don't think that you are out of the housing purchase market.  If it has been 3 years and you have been working on improving your credit, you may have a good chance at qualifying for an FHA loan program.

I have a couple of great loan officers that I work with that would be happy to determine if you can qualify.

Home Prices Have Been Rising for Three Months: Report

The North Dallas Market right now is HOT! I had a Plano listing that had 2 offers within 24 hours of the listing, I have buyers that are fully qualified that cannot find a home because after just 1-3 days on the market, well priced, move in ready homes already have 1 or more offers on the table.

Every market is different, however with rental prices increasing, loan rates remaining at an all time low, NOW is the time to buy/sell. I find that investment homes are now taking more time on the market then homes in move in ready condition.
